PROJECT DESCRIPTION:
Application for a Variance to allow the construction and installation of a new, unmanned wireless telecommunication facility located on an approximately 9,540 square-foot vacant lot. The proposed equipment includes a 45-foot high monopole, six panel antennas mounted on the pole, six radio cabinets mounted on a concrete pad, and a back-up battery unit. The equipment will be located in a new approximately 440 square-foot, 8-foot high concrete masonry unit (CMU) enclosure.

PROJECT DESCRIPTION:
The project involves amendments and additions to the City of Glendale Wireless Ordinance. The purpose of the wireless ordinance is to establish comprehensive guidelines for the permitting, placement, design and maintenance of Wireless Telecommunications Facilities in all zones (both private and public property) within the City of Glendale. The regulations are intended to prescribe clear, reasonable and predictable criteria to assess and process applications in a consistent and expeditious manner, while reducing impacts associated with Wireless Telecommunications Facilities. The ordinance provides standards necessary for the preservation of land uses within the City, while allowing for the orderly and efficient deployment of Wireless Telecommunications Facilities. PROJECT DESCRIPTION:
The project involves the development of a new 4-story 36-unit affordable rental housing project. The project site is located on four adjoining lots totaling approximately 27,910 square feet (0.64 acres). The two westerly lots are undeveloped. The two easterly lots contain City Parking Lot No. 12. A total of 58 parking spaces will be provided in a 2-level semi-subterranean parking garage with access from Salem Street. The 36 units are comprised of four artist flats (live/work units) each containing one bedroom; 14 two-bedroom units; nine three-bedroom units; and nine four bedroom units. Development of the project would require the removal of Lot 12.
The applicant is seeking approval of concession and waivers pursuant to Government Code § 65915 and GMC Section 30.36 (Density Bonus Incentives) to allow for increased height, number of stories, floor area ratio, density, setbacks and parking; an additional wavier to further reduce the number of parking spaces; and a use variance to allow for the proposed live/work units in the R-1250 zone.
The project will require approval from the Planning Commission for the use variance, the Zoning Hearing Officer/Zoning Hearing Officer for the requested concessions and waivers, and the Design Review Board for the design of the project. Approval from the Housing Authority is required for project funding.

PROJECT DESCRIPTION:
Application for a conditional use permit to construct a new 16,813 square foot single family residence and detached 494 square foot guest house on a vacant lot located in the R1R (Restricted Residential) Zone with an average current slope exceeding 50 percent and where greater than 1,500 cubic yards of earth material are proposed to be moved. A standards variance is proposed in order to gain access to the subject site from an adjoining property (driveway not located completely on the same lot).
